Introduction: Kinetic Homes is a homebuilder based in Jacksonville, FL focused on expanding homeownership by constructing high quality, affordable homes in vibrant neighborhoods. The business was founded by Erik Nordahl and has built and sold over 100 homes over the past 3 years. This role will be an early hire in a rapidly growing organization. The individual will report directly to the founder, Erik Nordahl. Mentorship and professional development are critical to Erik, and he will assist his colleagues and share learnings. This individual will eventually manage a team of individual contributors.
Compensation: $40,000-90,000 USD per year.
Responsibilities
* Permitting – Ensure all necessary permits are obtained for new construction projects. Complete and submit permit applications. Assist with septic permits and HOA applications. Address permit application rejections in a timely manner. Facilitate communication between surveyors, architects, engineers, etc. via email and phone. Regularly call and email vendors and city officials to ensure timely deliverables. Maintain a database to ensure files are updated with all necessary documentation. Maintain knowledge of and be prepared to answer questions about the status of permits for all new construction.
* Development Support – Prepare permit packages to be sent to our field development team. File required documentation through online portals to be recorded with the appropriate county.
* Procurement – Regularly solicit updated pricing among vendors to ensure competitive pricing. Request purchase orders for active jobs under construction. Check invoices from vendors to ensure that invoiced amounts match master pricing agreements.
* Transaction Support – Prepare drafts of Purchase & Sale contracts. Assist team in due diligence process coordination for all transactions. Maintain closing calendars for transactions to ensure team is aware of key deadlines and terms.
Qualifications
* University degree and at least four years of successful experience in a professional work environment.
* Strong skills in Microsoft Office (Word, Excel) and Adobe PDF.
* Interest and use of latest AI technology products; curiosity in streamlining operations through AI and technology is viewed positively.
* Strong verbal and written English skills.
* Highly organized and attentive to detail.
* Willing to work in a high-pressure environment.
* Responsive and communicative.
* Availability to respond to time-sensitive requests outside normal working hours (9 A.M. to 5 P.M. EST); occasional weekend work may be required.
* Positive attitude.
