Role Description
We are seeking a highly capable and commercially astute Quantity Surveyor to join our growing team in Belgium. Reporting directly to the Commercial Manager, the Quantity Surveyor will provide full commercial support on construction projects ranging from €10 million to €200 million. The ideal candidate brings a strong engineering or commercial background and is well-rounded in construction project lifecycle management, from cost planning and procurement to subcontractor management and final account negotiations.
This is a key role in safeguarding the financial and contractual interests of the business while delivering exceptional service to clients and maintaining excellent stakeholder relationships.
Key Responsibilities
* Provide end-to-end commercial support for large-scale construction projects in accordance with internal standards and client requirements.
* Secure competitive quotations to demonstrate best value and evaluate supply chain proposals for compliance and completeness.
* Ensure contracts, purchase orders, and related documentation meet all insurance, bond, and warranty criteria and are correctly executed.
* Collaborate with site teams to analyze scope, exclusions, and clarifications for supply chain quotations.
* Prepare and submit client valuations in line with contract schedules and timelines.
* Coordinate and monitor subcontractor payment applications, certify completed works, and manage payment schedules.
* Liaise with finance to ensure timely resolution of supply chain payment issues and debt recovery.
* Maintain detailed, accurate project records (digital and hard copy) for internal use and audit readiness.
* Lead final account negotiations and ensure prompt agreement and closure of final accounts.
* Support the estimating team by providing accurate historical cost data during tendering.
* Participate in monthly project cost reporting and forecasting to maintain positive cash flow and budget alignment.
* Maintain professional, confidential, and constructive relationships with clients, contractors, and other stakeholders.
Qualifications and Experience
* Degree in Quantity Surveying, Construction Management, Engineering, or related discipline (or equivalent professional experience).
* Proven experience in commercial management of construction projects valued at €10M+.
* Strong analytical, negotiation, and stakeholder management skills.
* In-depth understanding of construction methodologies and commercial risk.
* Proficient in Microsoft Office (particularly Excel); experience with COINS or similar commercial software is highly desirable.
* Knowledge of Belgian construction regulations and working practices is preferred; multilingual ability (Dutch/French/English) is an asset.
