Sector Business Development Leader – Property and Investment — Arcadis, Charleroi, Walloon Region, Belgium.

Role description

As a Business Development Leader, you will lead long-term, sustainable and profitable growth for the Property and Investment sector. You will lead and manage client relationships to establish Arcadis as a trusted partner and achieve growth in accounts managed. You will co-create and execute sector strategy within the wider framework of European and Global strategies.


Reporting Lines

Report directly to the BE Sales Director. Dotted line to the EU P&I Sector Director. Direct reports: Account Leads.


Role accountabilities

* Driving Growth of the Business: Drive business growth by co-creating and executing a sector strategy focused on securing major pursuits and expanding key clients.
* Lead large European and local bids, making strategic decisions and delivering compelling pitches.
* Develop and implement Key Client plans to grow revenue, bookings, and margins beyond targets.
* Maintain a strong pipeline of large and strategic pursuits, aligned with the Arcadis portfolio.
* Shape commercially viable value propositions and build trusted relationships with board-level stakeholders of our clients.
* Enhance market presence by leading Arcadis’ participation in key industry events and positioning the company as a strategic partner across the sector.


Client Focus & Client Experience

* Lead sector development by personally managing major accounts and ensuring exceptional client satisfaction and long-term growth.
* Build strong relationships with senior stakeholders to align on strategic objectives and evolving client needs.
* Foster a culture that consistently prioritizes the client, embedding this mindset across teams.
* Develop deep sector knowledge to anticipate trends and emerging opportunities, while acting as a key conduit for sharing insights and best practices.
* Drive measurable growth in Net Order Intake, Gross Margin, and Pipeline by delivering value-driven solutions and maintaining a relentless focus on the client experience.


High performance culture

* Promote a high-performance culture by leading through influence, fostering a growth mindset, and mentoring account leaders to drive development and results.
* Champion risk awareness and compliance by guiding teams on governance and policy.
* Strengthen collaboration across Arcadis by building senior relationships that unlock cross-selling and trade-up opportunities.
* Inspire a motivated, informed, and client-focused sector community through strategic influence, thought leadership, and a commitment to continuous improvement.


Operational Performance

* Ensure smooth handover of new assignments to delivery teams for effective execution.
* Champion the use of Global Excellence Center (GEC) capabilities in bids to boost competitiveness.
* Support delivery teams in enhancing profitability, ensuring timely billing, and improving cash collection.
* Drive operational excellence through collaboration, enabling strong commercial outcomes and consistent client delivery.


Qualifications & Experience

* This role requires a seasoned expert in Property & Investment, with extensive experience in corporate real estate, investment schemes, and commercial development.
* A deep understanding of market trends, challenges, and the successful delivery of complex projects is essential.
* A strong professional network, built on trust and collaboration, supports the ability to build and maintain strategic relationships with clients, stakeholders, and industry partners.
* Success in this role depends on influencing outcomes through commercial insight, creativity, and adaptability.
* Proven experience in directing pursuits, managing board-level relationships, and contributing to strategic negotiations is key.
* A strong focus on measurable results, ethical leadership, and a commitment to fostering a culture of trust, innovation, and accountability is fundamental.
