Requisitos:
Introduction: Kinetic Homes is a homebuilder based in Jacksonville FL focused on expanding homeownership by constructing high quality, affordable homes in vibrant neighborhoods. The business was founded by Erik Nordahl and has built & sold over 100 homes over the past 3 years.
This role will be an early hire in a rapidly growing organization and will report directly to the founder, Erik Nordahl. The individual will have the opportunity to manage a team of individual contributors in the future.
Compensation:
$40,000-90,000 USD per year.
Duties & Responsibilities:
* Permitting – ensure all necessary permits are obtained, complete and submit permit applications, assist with septic permits and HOA applications, address rejections, facilitate communication between surveyors, architects, engineers, vendors, and city officials, maintain documentation database, and stay updated on permit status.
* Development Support – prepare permit packages for the field development team, file required documentation through online portals to the appropriate county.
* Procurement – solicit updated pricing from vendors, request purchase orders for active jobs, check invoices to verify alignment with master pricing agreements.
* Transaction Support – prepare drafts of Purchase & Sale contracts, assist the team in due diligence coordination, maintain closing calendars to ensure key deadlines and terms are met.
Qualifications:
* University degree and at least four years of successful professional experience.
* Strong skills in Microsoft Office (Word, Excel) and Adobe PDF.
* Interest and use of the latest AI technology products is key, with curiosity to streamline operations.
* Strong verbal and written English skills.
* Highly organized and detail-oriented.
* Willingness to work in a high-pressure environment and to respond promptly to time-sensitive requests outside of normal working hours (9 AM to 5 PM EST); occasional weekend work may be required.
* Positive attitude.
