We are seeking a highly analytical and execution-focused Investment Manager to join our data center investment team. As employee Number 1, you will lead end-to-end investment processes, from origination support to post-acquisition management, with a primary focus on data center assets across Brazil. You will be responsible for rigorous financial modeling, due diligence, and transaction execution, working closely with development, operations, and legal teams. Reporting line: Global COO.
Key Responsibilities
* Lead commercial, financial, and technical due diligence for potential data center acquisitions, greenfield developments, and JV partnerships.
* Coordinate cross‑functional due diligence teams (legal, tax, technical, environmental, ESG) and synthesize findings into investment committee materials.
* Identify key investment risks and mitigation strategies.
* Build and maintain complex financial models (DCF, LBO, development pro‑forma, leveraged returns) including scenario and sensitivity analyses.
* Evaluate projected construction costs, leasing assumptions, power capacity utilization, and long‑term operating expenses.
* Assess project IRRs, equity multiples, and capital structure optimization.
* Monitor data center market trends, supply/demand dynamics, power availability, and regulatory changes in target geographies, especially Portuguese‑speaking markets (Brazil, Portugal, etc.).
* Support origination by mapping potential acquisition targets and development sites.
* Prepare investment memoranda and present recommendations to the investment committee.
* Negotiate non‑binding and definitive transaction documents (term sheets, SPAs, shareholder agreements) alongside legal counsel.
* Manage post‑investment asset performance and exit planning.
Required Qualifications
* Experience: 5–10 years in investment banking, private equity, infrastructure investing, corporate development, or real estate investment, with a proven track record of executing complex transactions.
* Education: Bachelor’s degree in Finance, Economics, Business, Engineering, or related field. MBA or CFA is a strong plus.
* Expert financial modeling and valuation skills (DCF, LBO, development modeling).
* Deep experience in commercial and financial due diligence.
* Strong understanding of project finance, debt structuring, and tax equity.
* Languages: Fluency in English and Portuguese (written and spoken).
* Technical Tools: Advanced Excel, PowerPoint; familiarity with CRM and data room platforms.
* Prior experience in the data center industry (colocation, edge, hyperscale, or wholesale) – e.g., evaluating power/cooling capacity, leasing structures, PPAs, or construction timelines.
