Senior Project Manager – Life Science (Design and Construction)

Project Management Advisors, Inc. (PMA) is a nationally recognized real‑estate advisory firm that serves as the owner's representative on complex development projects. PMA is headquartered in Chicago, with offices in Austin, Los Angeles, New York, Orlando, San Diego and San Francisco.

Role Summary

The Senior Project Manager will lead the client and project team through strategic planning, design, construction of new life science buildings, tenant improvement build‑outs and facilities assignments. The role serves as the primary interface with clients and the client’s design and construction professionals.


Responsibilities

* Develop and complete project‑specific tasks and deliverables to meet or exceed client expectations and contract obligations.
* Review program aspects with owner, verify conformance with project goals.
* Serve as liaison between client and design and construction professionals.
* Initiate and manage procurement of design, construction and consultant services.
* Draft, review and negotiate contractual documents for design, construction and consultant professionals and enforce the terms.
* Develop and monitor project budget and schedule, including updating web‑based project controls.
* Provide analysis of budgets and schedules and their effect on the project’s financial objectives.
* Manage design, engineering and construction teams in planning and analysis of conceptual design and pre‑construction activities.
* Oversee development of architectural and engineering construction drawings and bid documents.
* Direct project meetings and coordinate communication.
* Meet with clients, city officials, architects, engineers, contractors and consultants to present project status and anticipate issues.
* Anticipate potential changes to budget or schedule and provide guidance on change management.
* Coordinate and review value engineering alternatives with the owner.
* Facilitate procurement of peer reviews and specialty consultants.
* Coordinate internal resources (Assistant Project Managers, etc.) as required.
* Oversee contractor and vendor on‑site activities to ensure compliance with design specifications, schedules and workmanship standards.
* Authorize issuance of contracts, purchase orders, and develop progress draw packages for payment.
* Observe and report on construction process and related issues.
* Manage project closeout to successful completion.
* Represent PMA in networking and business development opportunities and assist senior management in project proposals and interviews.
* Promote professional ethics and highest level of professionalism.


Qualifications & Skills

* 8+ years of experience in real‑estate design and construction, including life sciences and/or mission critical projects, with deep expertise in MEP systems coordination.
* Bachelor’s degree or higher in Architecture, Civil Engineering, Construction Management, Urban Planning, Real Estate Finance or related field.
* Experience as an owner’s representative or project manager representing fiduciary interests of developer or investor.
* Demonstrated leadership in master planning, budgeting, schematic design, design development, construction documents and transition planning.
* Strong long‑term client relationship management skills.
* Knowledge of project controls, construction documentation and sequencing.
* Working knowledge of alternate materials/methods, construction costs, value‑engineering techniques and building / occupancy laws.
* Ability to manage multiple concurrent projects to meet or exceed client expectations and timelines.
* Excellent time management, communication, organization and personal effectiveness skills.
* Proficiency with Microsoft Office, Excel, Project and web‑based project management tools; AutoCAD proficiency desired but not required.

Salary range: $130,000–$180,000 annually, depending on location, experience, skills and training.
