Overview
We are seeking an experienced and commercially astute Lead Quantity Surveyor / Contracts Administrator to oversee the commercial and contractual management of a major project based in Mons, Belgium. This is a fully remote role, requiring strong self-management, digital collaboration skills, and experience working with international stakeholders.
The successful candidate will take full responsibility for cost control, contract administration, procurement oversight, risk management, and commercial reporting throughout the project lifecycle.

Responsibilities
Commercial Management
1. Lead all quantity surveying and commercial activities for the project.
2. Develop, manage, and maintain detailed project budgets and cost plans.
3. Monitor and report on project financial performance, forecasting, and cash flow.
4. Identify, manage, and mitigate commercial risks and opportunities.
5. Prepare and present monthly cost reports to senior management and stakeholders.
Contract Administration
6. Administer contracts in accordance with agreed terms (e.g., FIDIC, NEC, JCT, or bespoke contracts).
7. Manage contractual correspondence, notices, and change management processes.
8. Evaluate and negotiate variations, claims, and final accounts.
9. Provide contractual advice to the project team.
10. Ensure compliance with Belgian and EU regulations where applicable.
Procurement & Subcontract Management
11. Lead subcontractor procurement, tender evaluations, and award recommendations.
12. Prepare and negotiate subcontract agreements.
13. Assess interim valuations and approve payments.
14. Manage subcontractor claims and dispute resolution.
Stakeholder Coordination
15. Collaborate remotely with project managers, engineers, consultants, and contractors.
16. Attend virtual progress meetings and provide commercial input.
17. Liaise with client representatives and external advisors.
Risk & Compliance
18. Maintain risk registers and implement mitigation strategies.
19. Ensure adherence to governance, compliance, and audit requirements.
20. Support dispute avoidance and resolution strategies.
Qualifications
21. Bachelor’s degree in Quantity Surveying, Construction Management, or related field.
22. MRICS or equivalent professional accreditation preferred.
23. Minimum 8–10 years’ experience in quantity surveying and contract administration.
24. Proven experience leading commercial functions on large-scale construction projects.
25. Strong knowledge of international construction contracts (FIDIC preferred).
26. Experience working on projects within the EU is highly desirable.
27. Strong understanding of cost control systems and commercial reporting.
