In this role, you will be joining the P&G account team. Procter & Gamble is one of our global key accounts and with this team we are thriving for excellence. As a Workplace Operations Lead your main goals will be to:
Oversee all operational activities of our self-delivery team, whilst seeking continuous cooperation with sub-contractors, soft-service delivery teams and project managers.
Manage all aspects of the Operational Facilities service delivery in a large innovation centre, including multiple buildings, pilot plants and laboratories, .
Deliver a cost- and quality-efficient technical service, within a safe working environment for direct reporting lines and all sub-contractors.
Identify & implement innovative ways to enhance service delivery to the customer, in a sustainable manner.
Work with your team to create a culture of OneTeam and ensure integration of the team within the wider workplace team on-site.
Establish and maintain a way of delivering technical services to our client-employees whilst having a great employee experience in mind.
Duties & Responsibilities
Your roles and responsibilities cover the following high-level bullet points.
Maintenance & Repair
* Manage and/or implement Engineering contracts with vendors and partners in cooperation with the Purchasing department. Monitor effective delivery of these contracts.

Update, improve and oversee the content of all Engineering Site Operating Procedures (SOP) and follow-up on regular (repetitive) training on these SOP's to ensure team members know what to do in each situation and what procedures to follow.
Support the site Chief Engineer to manage, monitor and improve a planned preventative maintenance program across the site, by managing Corrigo data and assets.

Prepare and keep-up-to-date a long term capital infrastructure planning and align with the JLL site leader and Chief Engineer on priorities for investments.
* Maintain a clear overview on system ownership within the Engineering team and with cooperation between various partners, client-stakeholders and colleagues (eg: thermal safety owner, electrical safety owner, steam system owner)

Contribute to provide uninterrupted (24h/365d/y) utilities and technical services to match contracted requirements. (BMS Desigo CC system. HVAC, MV & LV, plumbing, Fire Life Safety systems)

Support the effective delivery of implemented HS&E policies and practices within the engineering department.

Support project managers in the technical delivery of capital investment projects.
·
Support Technology deployment and implementation on site..
Financial
Support management of the Engineering budget by indicating repetitive maintenance schedules and costs, spare parts stock management and proper administration of goods receipts and invoices received.
Plan, monitor and decrease expenditure in controllable and non-controllable areas including generating, implementing, and demonstrating energy-saving initiatives.
Realize cost savings within the confines of quality preventative maintenance.
People
Ensure a high level of well-being for your team and develop the team's existing technical skills and add new competencies to enhance service and customer experience.
Support the site leader to ensure that the full team matches or exceeds customer service expectations for Infrastructure.
Oversee scheduling of team members ensuring the site is sufficiently covered to the correct staffing levels and that a rotation of on call duty is put in place. Including vacation planning of different team members.
Compliance
Understanding of the wider JLL processes in relation to budgets, PO management, capital projects and other engineering operations.
Ensure that statutory, JLL, client and other contracted HS&E and Risk Management requirements are met or exceeded, working in collaboration with the Health & Safety and Engineering leaders across Europe.
Attending required internal and external meetings.
Ensure the site Engineering & Operations team delivers and meets all requirements as outlined by the client's Quality Assurance group.
Systems
Coordinate all working activities through our work-order management system, ensuring proper tracking of activities.
Maximize the building management system to ensure smart building management, by leveraging expertise of subcontractor-partners and our in-house staff.
Explore opportunities for future technological development for building management related applications.

Experience
5 of more years of supervisory or lead a team of technicians' subcontractors
Bachelor of Science in an Engineering field is required or equivalent experience
Reliability Engineering & Asset Management Implement reliability engineering principles to maximize uptime of critical building systems including HVAC, electrical, plumbing, and fire safety systems. Develop and execute preventive maintenance programs, conduct failure mode analysis, and establish key performance indicators for system reliability. Design redundancy strategies for mission-critical infrastructure and coordinate predictive maintenance using IoT sensors and data analytics.
Key Competencies
Good written and spoken English.
Good Flemish/Dutch and or French
Leadership and conflict resolution skills, along with strong prioritisation abilities – must be competent in the evaluation of data and generation of effective action
Demonstrates a good working knowledge of buildings services installations including HVAC, Electrical and Mechanical systems.
Proven ability to work effectively with diverse teams and customers.
Coaching skills with ability to manage performance issues, lead culture change and motivate people, translate and communicate objectives into results
Vision to link customer needs with what can be made technologically/logistically possible – capacity to think broadly about how to improve existing processes by applying new ideas
Negotiation abilities to enable effective operation of the team, and facilitate successful customer relationships in the long term
Good collaborator, able to generate or secure necessary resources from within or outside of the wider organisation and draw on the abilities of other team members.
Ability to generate morale and esprit de corps – manages openly and facilitatively to leverage the skills of all to the team's best advantage.
PC skills: fluency in O365, with focus on Excel.
PC skills: easy to adopt to systems like a BMS, ticket system, financial systems, etc.
Result-oriented: does what it takes to deliver, doesn't make excuses.
