Reports to: General Manager ViVi Holiday Homes SL
Scope: ViVi Homes & ViVi Real Estate (Costa del Sol)
Location: Head Office ViVi Holiday Homes SL
Purpose of the Role
The Marketing Manager is responsible for developing, implementing, and monitoring the marketing strategy for both ViVi Homes and ViVi Real Estate. The primary focus is on increasing brand visibility, attracting new clients (renters, homeowners, and buyers), supporting the sales and rental teams, and optimizing both online and offline marketing channels.
This is a managerial role that includes daily supervision of the Marketing Department, consisting of:
* a Revenue Manager
* a SEO Specialist
* a Marketing Assistant
* typically, two marketing interns
Key Tasks and Responsibilities
Strategy & Planning
* Develop an integrated marketing strategy for ViVi Homes and ViVi Real Estate.
* Prepare monthly and annual marketing plans and budgets.
* Position both brands in alignment with overall business objectives.
Online Marketing
* Manage websites, social media channels (Instagram, Facebook, LinkedIn), and email campaigns.
* Optimize SEO and SEA for maximum online visibility.
* Coordinate content creation: copy, photography, video (in collaboration with external parties or internal colleagues).
* Report on online performance (Google Analytics, Meta Business, etc.).
Offline Marketing
* Develop brochures, flyers, and other promotional materials.
* Organize trade fairs, open houses, events, and local promotional campaigns.
* Maintain relationships with printers, photographers, and media partners.
Collaboration & Support
* Work closely with the Sales Manager Real Estate, General Manager ViVi Homes, and the Operational Manager.
* Maintain regular contact with the Finance Manager and the finance department to ensure budget control and jointly assess analytical decisions.
* Support sales and rental campaigns, listings, and project launches.
* Manage external marketing partners, freelancers, and media agencies.
Analysis & Reporting
* Monitor marketing KPIs (e.g., leads, engagement, conversions).
* Analyze target audiences and customer behavior.
* In collaboration with the Finance Manager, evaluate marketing efforts based on ROI, CPL, and ROAS.
* Report regularly to the management team.
Job Requirements
* Bachelor's or master’s degree in Marketing, Communications, or Business Administration.
* Minimum of 3 years’ experience in a similar marketing role.
* Proven expertise in online marketing, social media, and branding.
* Experience in real estate, tourism, or hospitality is a plus.
* Excellent command in English; Spanish is a plus.
* Creative, proactive, independent, and results oriented.
* Experience with tools such as Canva, WordPress, Meta Business, Google Ads, Mailchimp, and CRM systems.

Key Performance Indicators (KPIs)
1. Online Visibility & Website Traffic
* Growth in website visitors (ViVi Homes and ViVi Real Estate, per month and by channel).
* Improved SEO ranking on relevant search terms.
* Reduction in bounce rate and increase in session duration.
* Number of pages viewed per session.
2. Social Media & Content Performance
* Growth in followers on Instagram, Facebook, and LinkedIn.
* Engagement rate (likes, shares, comments, saves).
* Reach and views of campaigns (organic and paid).
* Number of conversions via social media (e.g., completed forms, bookings, leads).
3. Lead Generation & Conversion
* Number of new leads per month via campaigns, website, or social media.
* Lead-to-booking conversion rate (ViVi Homes) and lead-to-viewing/purchase (ViVi Real Estate).
* Cost per lead (CPL) and Return on Ad Spend (ROAS).
* Growth in newsletter subscriptions.
4. Email Marketing
* Open rate and click-through rate (CTR) of email campaigns.
* Number of campaigns sent per month.
* Number of inquiries or website visits generated via mailings.
