Project Director: Construction Site Operations
The Project Director will oversee the management of construction sites, ensuring that projects are completed on time, within budget, and to the required quality standards. The successful candidate will have a strong understanding of construction processes, scheduling, and budgeting.
* Leadership and Communication Skills: The Project Director must possess excellent leadership and communication skills, with the ability to motivate and coordinate teams effectively.
* Problem-Solving and Critical Thinking: Strong problem-solving and critical thinking skills are essential for identifying and resolving complex issues that may arise during the project lifecycle.
* Certifications and Qualifications: Relevant certifications, such as PMP, and qualifications in engineering or a related field are highly desirable.
* Infrastructure Experience: Prior experience working on infrastructure projects, including complex projects, is a significant advantage.
* Primavera P6 and Google Suite: Familiarity with Primavera P6 and Google Suite is beneficial, but not mandatory.
Responsibilities:
* Master Project Schedule and Budget: Create and establish the Master Project Schedule, based on the Critical Path and key milestones, and the Master Project Budget, including soft costs and hard costs.
* Contractor Pre-qualification and Negotiation: Support Contractor pre-qualification, bid solicitation, bid analysis, and contract negotiation.
* Construction Management: Manage General Contractors and other directly contracted vendors on the ground, focusing on cost control, schedule monitoring, and document control.
* Close-out Process: Initiate the close-out process prior to project completion, establishing documentation requirements and collecting and tracking receipt of all close-out documents until completion.
