Summary
The candidate will be responsible for the management of the company's real estate assets and for the planning, management and monitoring of Facilities activities across all BIA Group sites.
Responsibilities
Definition Of The Real Estate Strategy
Participate, with the general management, in the definition of the strategy of development of the heritage, ensuring the economic profitability of the operations.
Define the real estate investment/disinvestment policy, as well as the group's rental policy, if applicable.
Manage its operational implementation.
Audit And Advice
Carry out audits of real estate portfolios.
Control standards and regulations (technical, environmental, legal, etc.), enforce group standards essential in the real estate field.
Advise management on acquisitions, disposals and leases.
Support occupants on site organization.
Carry out tax and legal monitoring of the assets.
Service Management
Distribute human and financial resources to meet occupant needs and lease obligations.
Supervise, animate and manage local facility activity, technicians and experts.
Supervise and coordinate service provider activity, ensuring compliance with quality, cost and deadline specifications.
Monitor investment and maintenance expenses and reporting.
Administration Of Real Estate Assets
Establish provisional budgets.
Produce and update all data on the state of real estate assets.
Master tax and legal provisions in force (urban planning permits, land use plan, derogations, permit instructions, etc.).
Manage acquisitions/disposals, renovation/maintenance and upgrading of assets (legal and technical).
Coordinate lease taking activities (search for premises, lease management, rent and charge payment, etc.).
Plan and lead operations to redevelop/move site workspaces.
Upkeep, Maintenance And Project Management Assistance \
Participate in the development of new programs (new works, rehabilitation, maintenance, acquisitions, etc.).
Manage operations from design to site acceptance (cost estimate, launch of calls for tenders, choice of service providers, drafting of specifications, compliance with group standards, etc.).
Manage the follow-up of the execution of the service providers (deadline, price, quality).
Help to develop the site maintenance plan (preventive and curative maintenance, FM services), contract management and budget compliance.
Study the outsourcing of services (reduction of Head Count).
Qualifications
Minimum Bachelor’s degree (or equivalent) in real estate, property management, or a related field.
At least 5 years of experience in property management or real estate management, with prior exposure to operations in Africa highly valued.
Strong knowledge of real estate law, commercial leases, co-ownership, and rental management.
Rigorous, autonomous, and excellent interpersonal skills.
Service-oriented, responsive, and proactive in real estate matters.
Strong command of technical, financial, and legal aspects of property management.
Skilled in developing management tools and producing accurate reports.
Capable of negotiating and managing external service providers.
